Recovery continues:
The first half of 2022 closes with a very positive outlook for the industrial market, according to DANE, the manufacturing industry recorded in April 2022 an annual variation of 13.5%, contributing 8.5 percentage points to the total variation of the Industrial Production Index for that month.
The BTS construction trend continues in the parks that still have land to develop, led by the Calle 80 corridor, which has positioned itself as the one with the greatest development of this type of project.
Occupancy by CEDIS and e-commerce companies continues to drive absorption in Bogota, reaching absorption levels of 164,000 square meters for the first half of the year.
The positive performance of the industrial market is expected to continue in the second half of the year, with absorption levels close to or higher than those recorded in 2021.
Current conditions:
- Absorption for the first half of 2022 was 164,000 sqm.
Bogotá’s availability rate dropped to 8.5%, Class A warehouses closed at 8.9% and Free Trade Zones at 13%.
- The average rental price for Class A was COP$19,200 /sqm/month, while that of Free Trade Zones closed at COP $19,150/sqm/month.
