Newmark announces the opportunity to acquire One and Two Warren Place, a 970,175-square-foot office property located at 6100 and 6120 South Yale Avenue in Tulsa, Oklahoma. Newmark Vice Chairman John Alvarado, Gary Carr, Robert Hill and Chris Murphy, in cooperation with Senior Vice President Rick Guild, SIOR, are representing the seller. Director Chase Tagen is providing transaction support.
One and Two Warren Place were developed by MetLife in 1983 and 1987 and are located at the high-profile intersection of Yale Avenue and 61st Street in south Tulsa, five minutes from the prestigious Southern Hills Country Club. On-site amenities include structured parking, a theater-style conference center and full-service deli.
Warren Place is 73% leased to investment-grade tenants, many of which are headquartered at the property. Unique to the market, the property offers significant upside through the lease-up of Tulsa’s best-in-class office space in its most desirable location.

Warren Place is adjacent to Saint Francis Hospital and LaFortune Park and is five minutes east of Southern Hills Country Club, which will host the 2021 Senior PGA Championship and the 2022 PGA Championship. Warren Place is 15 minutes from Tulsa’s exclusive Midtown neighborhoods and less than 20 minutes to the central business district. The property is convenient to I-44 and US-75 and is within 20 minutes of Tulsa International Airport.
