Newmark announces the 13,500-square-foot lease to Bright Horizons at Harrison Square–1835 West Harrison Street–in Chicago’s Illinois Medical District (IMD). Bright Horizons, the largest provider of employer-sponsored child care in the United States, opened on June 15th.
Harrison Square is an award-winning, 13-acre, mixed-use urban redevelopment of the historic Cook County Hospital building. The five-phase development features two Hyatt-branded hotels with 210 rooms; a 75,000-square-foot Cook County medical office facility; a 10,000-square-foot food hall, Dr. Murphy’s, which is supported by 11 unique food purveyors and an expansive outdoor patio; and ground-floor museum space dedicated to the legacy of the building. Within the Cook County building, 1,200 square feet of retail space remains available for lease; and 2,400 square feet will be available in Phase 2, as well as up to 100,000 square feet in Phase 4. Additionally, Phase 2 of the development will include a 146,972-square-foot residential building, featuring 210 rental apartment units with 64 parking spaces.
Located in the heart of the IMD, the project is adjacent to other key medical centers, forming a unique community of health technology and life sciences which employs nearly 30,000 and hosts 80,000 visitors per day.
“Recognizing the robust and growing demands within both Harrison Square and surrounding IMD, we felt that the Newmark team was uniquely positioned to organize and assemble retailers who will appropriately address the ongoing needs of this population. We are confident that the activity will continue to develop momentum as Harrison Square expands with future phases” said John T. Murphy, CEO of Murphy Development Group, LLC.
Newmark Senior Managing Director James Schutter and Managing Director Larry Kling represent Harrison Square’s retail leasing. MBRE is representing office leasing on the project.
“With the continuing phased development and further ground-up development at the site, Harrison Square has demonstrated exceptional community value, bringing much needed hotels to the area and providing tenants space in a dynamic and award-winning environment,” concluded Schutter. “The project is a vital component of the IMD for patients, community members and tenants, alike.”
