Frost Brown Todd LLC has restructured and extended its headquarters office lease for 115,328 square feet at Aegon Center, the 633,650-square-foot trophy office tower in downtown Louisville, KY.
Newmark Managing Principal Patrick Duffy and Managing Director Michael Kotzin, both of the firm’s Atlanta office, represented the business law firm in negotiations.
Based in Louisville and serving primarily business clients from offices in Kentucky, Ohio, Indiana and Tennessee, Frost Brown had been a long-time tenant in Aegon Center. Although several relocation opportunities came into play, including a move into a new, state-of-the-art building planned for downtown Louisville, Duffy and Kotzin negotiated the restructuring of Frost Brown’s lease with Aegon Center.
“The ownership actively sought to retain Frost Brown,” said Duffy. “We were able to renegotiate Frost Brown’s rent for the remaining three years of its current lease term - and to incorporate this new rent structure forward during the extended term, along with favorable expansion and contraction options.”
Additionally, Duffy and Kotzin recently completed a restructure and expansion of Frost Brown Todd’s lease in Lexington, Kentucky. Frost Brown now leases over 36,000 square feet in Lexington Financial Center.
This was the latest in a number of high-profile law firm transactions handled by the Atlanta office of Newmark during the past two years. Other transactions have included:
- the relocation (to 100,000 square feet) of Nelson Mullins Riley & Scarborough LLP at Atlantic Station in Atlanta;
- the renewal and expansion (to 51,000 square feet) of Rogers & Hardin LLP in downtown Atlanta;
- the renewal and expansion (to 50,000 square feet) of Brooks, Pierce, McLendon, Humphrey & Leonard, LLP in Greensboro, N.C.;
- and, the relocation (to 36,000 square feet) of Smith, Currie and Hancock LLP in Atlanta.
