Heraeus Noblelight LLC, a developer and supplier of specialized ultraviolet and infrared light sources for scientific and industrial applications, has renewed its lease and expanded its office/warehouse space to 16,792 square feet at 2150 Northmont Parkway, Northmont Distribution Center in Duluth.
The wholly owned subsidiary of German-based Heraeus Noblelight GmbH was represented in the transaction by Newmark Principal - Industrial Properties Mike Demperio and Associate Michael Sutter, both of the firm’s Atlanta office. Landlord ProLogis was represented internally by David Welch and Christian Weber.
The transaction capped an extensive examination of space options available for Heraeus Noblelight, according to Sutter.
“We looked at six or seven alternate locations in the northeast Atlanta market, but the best opportunity wound up being right where they already were,” Sutter said. In negotiations with ProLogis, Demperio and Sutter were able to win incentives that included rent reduction and improvements to their space with paint, carpet and increased air conditioning, he noted, “and Heraeus renewed for an additional five years.”
