Kansas City-based Flint Development announces over 2.3 million square feet of speculative bulk warehouse distribution space in Greater Detroit to be delivered in the fourth quarter of 2021. The new Class A industrial developments comprise a one-building, 711,360-square-foot property–Oakland Logistics Center at 2100 South Opdyke Road in Pontiac, Michigan–and a five-building, 1.6 million-square-foot industrial park–Wixom Assembly Park at I-96 and Wixom Road in Wixom, Michigan. Both the Oakland and Wixom Logistics Centers are on the sites of former automotive manufacturers.
“It is the goal of Flint Development to always create and maintain a positive impact with the projects on which we work. We believe Pontiac and Wixom are prime locations for development, and, with unanimous approval for both project plans, we look forward to getting started,” said Devin Schuster, Principal at Flint Development.
Newmark Zimmer President and Chief Executive Officer Mark Long, in cooperation with Newmark Executive Managing Director Dan Labes, represented Flint Development in the land acquisitions. Going forward, Labes will represent the property leasing on both properties.
“The entrance of Flint Development–a new, out-of-state developer–into the Detroit market is a testament to the strength of industrial in the market,” said Labes. “It is gratifying to see former auto plants redeveloped and brought back to life. We are thrilled to work alongside Flint as they embark on this project.”
The Oakland Logistics Center’s building will feature four drive-in doors, 156 trailer spaces and 36’ clear height ceilings. The Wixom Assembly Park buildings will feature multiple docks, plentiful car and trailer parking and building sizes will range from 100,000 to 700,000 square feet, accommodating tenants from 20,000 square feet and larger.
The Oakland and Wixom projects are the first spec bulk warehouse developments in Western and Northern Oakland County. According to Newmark Research, bulk warehouse remains the leading product type in Detroit, with nearly 80 percent of the 5 million square feet of industrial space under construction is speculative bulk warehouse development.
