A Newmark agency leasing team has represented building ownership in a 30,000-square-foot lease in a 231,000-square-foot, single-story manufacturing facility located at 60 Maple Street in Mansfield, approximately 30 miles southwest of Boston near the I-95/I-495 interchange and near the CSX rail line.
The new tenant is GF Protection, a manufacturer of warehouse scaffolding, ladders and other work-safety devices. The company is moving here from a 50,000-square-foot building located at 1551 Central Street in nearby Stoughton, according to Newmark Principal Austin Smith, “because it needed a better, more efficient building to accommodate its operations.”
Smith, along with Associate Stefan Frey, represented real estate investment manager Calare Properties Inc. (www.calare.com) in the transaction, the third completed deal in less than six months. Recently added to the tenant mix are DGS Retail, which leased 57,000 square feet, and Isaac’s Moving and Storage, which leased 36,000 square feet.
“There is approximately 124,800 square feet of warehouse space available, with 12,800 square feet of office space, for a total of 137,600 square feet,” Smith notes, “which lays out well for tenants in the 25,000- to 130,000-square-foot range.”
The Mansfield property sits on 14.8 acres and features 17’-22’ ceiling height, 20 tailboard loading docks, 40’ x 40’ column spacing, three drive-in doors, and is served by CSX Rail.
