Newmark announces that Audubon Engineering Company, a leading engineering, procurement and construction (EPC) services firm, has signed a new 71,879-square-foot lease at 3505 W Sam Houston Pkwy N for its primary corporate office in Houston, Texas.

and Associate Director Audrey Selber represented the tenant in the transaction. CBRE’s Russell Hodges and Bubba Harkins represented the landlord, Azrieli Group, a real estate and holding company headquartered in Tel Aviv.
“Audubon was seeking enhanced amenities, and decided that relocating to a building with an ideal existing build-out already in place would outweigh the challenges of performing a major renovation to its former Houston corporate office,” said Brown. “We were honored to help Audubon secure a space that will meet the company’s immediate and long-term needs upon move in.”
Built in 2013, 3505 W Sam Houston Pkwy N is a four-story, multi-tenant office property totaling 227,045 square feet. Amenities include a full-service café, a fitness center, structured garage parking, floor-to-ceiling windows and an outdoor courtyard with seating. Located directly adjacent to I-10, the property is proximate to the Houston Energy Corridor, a major business district that houses several prominent energy operations including Citgo, ConocoPhillips and Shell Oil Company.
