Newmark announces it has secured a new 34,076-square-foot lease on behalf of the Hawthorne Country Day School Manhattan. The tenant has relocated from 156 William Street to The Woolworth Building at 233 Broadway, where it will occupy the entire fourth floor with a ground-floor dedicated entrance & lobby on Barclay Street. Newmark’s Vice Chairman Howard Kesseler, Director Todd Hershman and Associate Director Alex Kesseler represented the tenant on the transaction.
The school’s new and expanded space at the Woolworth Building will help Hawthorne increase the programming diversity offered to the city’s children with cognitive and physical deficits, including those on the autism spectrum. The newly opened Manhattan campus features state-of-the-art classrooms, therapy rooms, a sizeable multipurpose room/gym and an expanded sensory gym.
“We have been working hand-in-hand with Hawthorne to accommodate its growth needs, including adding the new high school to its portfolio while strategically maintaining flexibility by managing its current obligations proactively,” said Hershman. “After a detailed vetting and searching process, where several submarkets were contemplated, this transaction in a landmark world-renowned building with a dedicated entrance will allow Hawthorne to drastically increase and enhance its programming offerings for students and provide essential support for families.”
The Hawthorne Country Day Schools, part of the Hawthorne Foundation, provides educational day programs (early intervention, preschool, school-age Westchester and school-age Manhattan) to assist students aged 18 months to 21 years. The Foundation offers fiscal intermediary services to support self-direction, community work-based learning experiences and independent living opportunities that support families. Hawthorne County Day School of Manhattan is the Foundation’s largest program that serves children with a diagnosis of autism spectrum disorder, intellectual disability, speech and language impairments, multiple disabilities and other health impairments.
“Our new Lower Manhattan center will afford us the space to grow, diversify and upgrade the programming we can offer our student body,” said Gail Nachimson, Executive Director of Hawthorne. “Expanding these services was made possible by Newmark’s advisory and thorough multiyear approach, which led us to conclude that partnering with an ownership group like The Witkoff Group at the Woolworth building was the best choice.”
The Woolworth Building first pierced the New York City skyline over 100 years ago. The soaring, neo-gothic cathedral of commerce defined the cityscape of New York’s past. Today, it is an iconic landmark fully equipped to support all office users’ spatial and technological needs. The landmarked building encompasses 836,193 square feet of space spanning over 28 floors and is located at 233 Broadway, between Park Place and Barclay Street. Notable tenants at the property include NYU’s Center for Global Affairs & American Language Institute (ALI), T-Mobile, ShoP Architects, Artnet and the New York City Police Pension Fund.
