Newmark announces it has secured 143,064 square feet of office leasing activity at Class A Woodbridge Corporate Plaza, 485 Route 1 South in Iselin, New Jersey. Secured within the last 15 months, the transactions comprise 71,368 square feet of new tenant leases and 71,696 square feet of office renewals. Northeast Capital Group acquired the asset in 2021, tapping Newmark’s Senior Managing Director Jamie Drummond and Associate Director Andrew Perrotti as the exclusive leasing team.
“Following a substantial capital improvement program to improve the property’s amenity offerings, we have witnessed a steady uptick in existing and new tenant demand,” said Drummond. “Woodbridge Plaza is also ideally located near a major transit hub, accessed via an on-site complimentary shuttle service creating an even stronger demand for space at the asset.”
Recent notable transactions include:
- GFI Group, a financial services company, signed a new lease for 17,371 square feet.
- Transatlantic Reinsurance, a leading international reinsurance organization, signed a new lease for 6,957 square feet.
- Centene Corporation, a publicly traded managed care company, signed a new lease for 6,182 square feet.
- Fresenius, a European multinational healthcare company, signed a new lease for 4,967 square feet.
Located on Route 1 at the Garden State Parkway, Woodbridge Corporate Plaza is a six-building Class A office park totaling 630,000 square feet. Ownership recently completed a significant capital improvement program to compliment the campus’s amenity-rich environment, delivering new modern lobbies, restrooms, directories, building entrance doors, and a new tenant conference and training center. These amenities join the existing 6,000-square-foot fitness center, an on-site full-service café that provides catering and delivery services to tenants and a complimentary shuttle service to the Metro Park Transit Hub.
