Vice Chairman Chris Mongeluzo has been with Newmark since 1993. Building upon his legal background, Mongeluzo has earned a reputation as an expert negotiator and tenant representative, bringing numerous large and complex Manhattan and national office leasing transactions to completion. Early in his career, Mongeluzo’s superior tenant representation enabled him to become the youngest Executive Managing Director in the history of Newmark, and Broker of the Year nationally in 2019. In addition to securing locations at excellent rates with growth and flexibility, Mongeluzo provides long-term strategic planning services for his New York and national clients and focuses exclusively on tenant representation to avoid any conflicts with Owners.
Since the start of his career, Mongeluzo has completed more than 2,000 tenant representation assignments.
Mongeluzo is considered one of the foremost real estate advisors to top Am Law firms in New York City. In the past five years, Mongeluzo and his team have completed 16 law firm transactions over 100,000 square feet in New York City, including four noteworthy post-Covid transactions (765,000 square feet for Paul, Weiss, Rifkind, Wharton & Garrison, 225,000 square feet for Cadwalader, 160,000 square feet for Venable and 102,000 square feet for Mintz Levin).
Additionally, he has represented prominent firms in New York City and nationally, such as Paul Weiss, Kramer Levin, Ropes & Gray, Davies Ward Phillips & Vineberg (Canada’s largest law firm), Cahill Gordon & Reindel, Hughes Hubbard & Reed, Greenberg Traurig, O’Melveny & Myers, Squire Sanders & Dempsey, Haynes and Boone LLP among many other mid-size firms.
Mongeluzo is also the national representative for Live Nation/Ticketmaster, which currently occupies more than 1.5 million square feet in approximately 168 office locations nationwide. As the exclusive representative for Live Nation since 2006, Mongeluzo has completed over 2 million square feet of transactions in more than 175 deals nationally.
Mongeluzo’s recently completed deals include, but are not limited to 149,000 square feet for Elliott Management; 64,120 square feet for Susman Godfrey at 1 Manhattan West; 530,000 square feet for Debevoise & Plimpton LLP; 225,000 square feet for Hughes Hubbard & Reed LLP; 300,000 square feet for Norton Rose Fullbright at 1301 Avenue of the Americas; 170,000 square feet for Live Nation at 7060 Hollywood Boulevard in Los Angeles; 400,000 square feet for Horizon Media, Inc. at One Hudson Square in New York City, in three separate transactions; 130,000 square feet for Ticket Master at The Lot in West Hollywood, CA; 125,000 square feet for Elliott Management Corp at 40 W. 47th Street; and 30,000 square feet for OrbiMed at 601 Lexington Avenue.
Other previous noteworthy transactions include 125,000 square feet for The Related Companies L.P. at 423 W. 55th Street; 52,000 square feet for Maxim Group at The Chrysler Building; 50,000 square feet in various transactions for Brown Shoe Group at 156 W. 56th Street; and a 50,000-square-foot deal on behalf of Wheels Up for its corporate offices at 601 W. 26th Street.
Some of Mongeluzo’s other prominent clients have included Mount Sinai Health Systems, CIT, Citibank N.A., ING Group, NetJets/Marquis Jet Partners and SFX Entertainment.
Mongeluzo’s work on behalf of toymaker Hasbro for 120,000 square feet at 28-40 W. 23rd Street earned him the Real Estate Board of New York’s award for the Most Creative Retail Deal of the Year.
Mongeluzo’s work on behalf of Paul, Weiss for 765,000 square feet at 1285 Avenue of the Americas earned him the Real Estate Board of New York’s award for the Most Ingenious Deal of the Year. The transaction was the largest U.S. office lease of 2023.
