Debra Gould joined Newmark in 2015, bringing 31 years of experience advising Tenants and Landlords in the development and implementation of their real estate strategies.
Ms. Gould previously served as an Executive Vice President with Cushman & Wakefield. During her eight-year tenure there, she was named one of the firm’s Top 100 Producers globally for six years. Ms. Gould joined Cushman & Wakefield in 2007 from Jones Lang LaSalle, where she was a Partner and the Number One Producer for 14 consecutive years for the firm.
Experience
As an exclusive Tenant Representative, Ms. Gould has advised financial, technology, law, and many other industry leaders. A selection of these assignments follows:
- Eaton Vance/Morgan Stanley: In 2023, Ms. Gould relocated MS/EV from International Place to 1 P.O. Square for 285,000 SF. Previously, Ms. Gould represented Eaton Vance in a consolidation move from 2 locations to 330,000 SF at International Place. She has handled requirements in London, New York and New Jersey.
- Arrowstreet Capital: In 2024, Ms. Gould negotiated a renewal for 120,000 SF at 200 Clarendon. This was the second transaction after a 90,000 SF renewal in 2014 and a 30,000sf expansion in 2019, in addition to a suburban data center for 15,000 SF.
- AIG: Ms. Gould relocated AIG from 200 State Street to 150,000 SF at 100 Summer Street. She also conducted a 50,000 SF renewal at 99 Summer Street. For the second time, AIG used Ms. Gould to relocate from 100 Summer Street to 100,000 SF at 99 High Street. She has subsequently subleased 50,000 SF for them as part of a disposition strategy. In 2024 Ms. Gould is working on a relocation from 50,000 SF at 99 High Street to 225 Franklin Street to 25,000 SF.
- Edelman Financial Engines: Ms. Gould represents EFE globally for 140 locations including their consolidation from 2 locations to their headquarters at 28 State Street, and, most recently 60,000 SF in Phoenix, AZ and 40,000 SF in Santa Clara, CA.
- Acquia: As a fast-growing technology company, Ms. Gould relocated them from 30,000 SF in Burlington to 75,000 SF at 53 State Street. She also successfully subleased their Burlington location for the maximum return.
- Akamai: For over 14 years, Ms. Gould helped Akamai grow from 4,000 SF in Cambridge to 41 offices in 40 countries comprising over 2.5M SF, including 150,000 SF built-to-suit in Santa Clara, CA and a 250,000 SF HQ at 4/8 Cambridge Center.

- Tishman Speyer/Breakthrough Properties: Negotiated a 263,500 SF full building lease deal with Crispr Therapeutics at 105 W First St.
- Hood Park: Ms Gould has represented Hood Park for over 28 years and has been involved with the transformation of an industrial park to a life science/office /retail destination of over 1.1M sf. She has leased over 300,00 sf to life science companies including Finch Therapeutics, Solid Biosciences, Indigo Ag, Lydian Labs to name a few.
- Biomed Realty: Ms Gould works with BMR and has been involved in the complete repositioning of 601 Congress St, a 485,000 sf building from the Manulife HQ to a state of the art lab facility.
- Pembroke: Ms. Gould has represented Seaport East and West as well as 255 State St since 2009, and has been involved in leases with AEW Capital Management, Nutter McLennan & Fish, Foley Hoag, Seyfarth Shaw and multiple others.

Ms. Gould and her husband are involved in numerous charities. They founded the Gould Family Foundation which focuses on maternal and newborn health in sub-Saharan Africa. They also founded a program for at-risk youth (YMAP) in 2006 through the Appalachian Mountain Club that served over 1,000 young adults per year prior to Covid shuttering the program. Ms. Gould has been on the fundraising committee for First Literacy from 2018-2023.
