Mr. Delgado is an accomplished property manager with extensive experience in planning for new projects as well as with the efficient organizational planning of existing facilities.
He has direct leadership experience with operational and administrative management teams, supervising administrative and maintenance staff, contractor selection, security personnel, maintenance programs for equipment and installations, as well as lease contract administration, renewal negotiation, client service, and new tenant prospects.
Mr. Delgado is responsible for the review, approval, and supervision of tenant improvement design and construction with a view towards building installation guidelines, base-building structural and mechanical requirements, and the maximization of common resources.
Between 1996 and 2001, Mr. Delgado’s Mexico City property portfolio increased from 957,000 ft2 (89,000 m2) to over 4,725,300 ft2 (439,000 m2).
By 2005, he and his staff of 24 professionals were responsible for the administration and operation of 21 new and existing projects, including the invoicing, collection, operational and administrative expenses and sales for office buildings, industrial complexes and shopping malls in Mexico City and elsewhere in Mexico.
In addition to daily administration, Mr. Delgado was tasked to identify and implement marketing opportunities for new projects and design strategies to increase shopping mall customer flow. This involved personalized attention to clients, with customer service strategies for commercial tenants.
As Vice President, Property Management at Newmark, Mr. Delgado’s perspective, experience, and depth of knowledge is applied to architectural design, equipment selection, construction material and finish specifications, and supplier contracts to minimize the long-term cost of general maintenance for new projects.
Education
Mr. Delgado has a Bachelor’s degree in Communication, Advertising and Business Administration from the Iberoamericana University in Mexico City.
