Gary Alterman is an Executive Managing Director with Newmark, specializing in both landlord and tenant representation. Alterman has more than 40 years of experience and has completed numerous transactions on behalf of landlords and tenants throughout New York City and its suburbs.
Among the many retailers Alterman has represented are American Eagle Outfitters, Ann Taylor LOFT, Dean & Deluca, Fairway Market, Gap, Men’s Wearhouse, Morton Williams, Pottery Barn and West Elm. He engineered the roll-out strategy on behalf of Ann Taylor Loft, which allowed him to secure eight retail locations for the brand. He also negotiated leases on behalf of Men’s Wearhouse for its six Manhattan stores, including its flagship retail location on Madison Avenue. More recently, he represented Men’s Wearhouse in its relocation to 9,000 square feet at 650 Sixth Avenue and its lease of 8,700 square feet at 1219 Third Avenue. On behalf of American Eagle Outfitters, Alterman secured locations in Union Square in Manhattan and Scarsdale in Westchester County. Alterman also arranged leases for 40,000 square feet in Kips Bay, 25,000 square feet in Chelsea and 45,000 square feet at 240 E. 86th Street on behalf of Fairway Market, as part of the grocery chain’s Manhattan expansion.
In individual transactions, Alterman also leased 4,600 square feet for the flagship Joseph Abboud store at the corner of Madison Avenue and East 49th Street and 11,000 square feet at 650 Sixth Avenue for Blick Art Materials. He also works with many local entrepreneurial tenants and has completed nine transactions on behalf of New York Kids Club.
Alterman has worked on behalf of many prominent property owners in the New York Metropolitan area, including Atlas Capital Group, Blackstone Real Estate Advisors, The Brodsky Organization, Brookfield Properties, Jack Resnick & Sons, Kibel Companies, Manocherian Brothers, Milstein Properties, Ogden CAP Properties, Roosevelt Hotel, SL Green and Silverstein Properties. He has also worked on behalf of the Metropolitan Transportation Authority, for whom he successfully leased 15,000 square feet to five national tenants at 2 Broadway.
Throughout his career, Alterman has leased large spaces to eight prominent supermarkets in Manhattan, including 40,000 square feet at 1551 Third Avenue to Whole Foods Market; 29,535 square feet to Morton Williams Supermarket at 1 West End Avenue; and 20,000 square feet at 675 Sixth Avenue to a specialty market.
Alterman joined Newmark in 2019, following the acquisition by parent company Newmark Group, Inc. of RKF. He joined RKF in 2007, 20 years after co-founding New Spectrum Realty, which Newmark acquired in 2000. He was previously a retail leasing agent with Garrick-Aug Associates.
