James Gaffney joined Newmark in 2017 and currently serves as Senior Managing Director, Head of Servicing and Asset Management, in the company’s Lower Gwynedd, Pennsylvania office. Gaffney has a diverse industry background with over 28 years of experience in Asset Management, Servicing Operations, Offshore platform development, Project Management, and Process Improvements. He has experience with many portfolio types including Freddie Mac, Fannie Mae, Life Company, CMBS, Construction, and HUD.
In his current role, Gaffney is responsible for managing various asset management groups including Reserve Administration, Payoffs, Satisfactions, Letters of Credit, Financial Analysis, Trigger Analysis, Inspections, Borrower Consents and Loan Surveillance for a $70B portfolio encompassing 3,900 loans. In addition, he reviews/approves all BOVs for underperforming assets, performs loss estimates on balance sheet loans, and participates in monthly credit/portfolio risk meetings.
Gaffney has been responsible for managing a wide variety of the servicing and asset management teams over his career, including offshore teams – which include Financial Statement Analysis, Trigger Analysis, Reserve Administration, Loan Surveillance, CMBS Asset Management, Advances, Payoffs, Taxes, UCCs, Borrower Consents and Satisfactions. He also has rating agency experience, working for several years at Morningstar within the Loan Surveillance team. In addition, Gaffney is active in the Mortgage Bankers Association, has spoken on panels and is currently the Co-Chair of the MBA Future Leaders Program.
