Jay Nugent is an Executive Managing Director with Newmark’s office in Irvine, California, where he specializes in representing Landlords and Tenants in Orange County. Over the course of his 20-year career, Jay has represented many of the country’s largest institutional owners of real estate exclusively with their lease negotiations and dispositions. His experience includes new lease negotiations and renewals, build-to-suit developments, property dispositions and property valuation consulting.
Jay joined Newmark in 2017 from the JLL agency practice in Orange County, which he oversaw and opened in late 2010. During his tenure at JLL, the practice grew throughout the region into one of Orange County’s largest and most accomplished commercial real estate teams. Since moving to Newmark his team now includes nine full-time employees dedicated to advising their institutional clients on their office portfolios.
Jay has executed 10+ million square feet of leases and sales on behalf of Landlords and Tenants over the course of his career with a total transaction volume of over $1 billion. He has consistently been recognized as one of CoStar’s National Top Power Brokers as well as a regular Top Producer within Newmark. He has been invited to speak at the USC School of Real Estate on office development trends and is frequently been a panelist at industry events discussing market dynamics.
Prior to working in Southern California, Jay was with Spaulding and Slye Investments (now a division of JLL) in Boston where he was born and raised.
In addition to real estate, Jay has many interests which include golf, cycling and being very active in his community. He is married with three children and resides in North Tustin where he serves as a youth football and little league baseball coach.
