Karolina Alexandre joined Newmark in 2013 at the firm’s Stamford, Connecticut, office. As a Research Manager, Alexandre is responsible for overseeing all research-related functions, including analyzing local office market trends; historical market analyses; publishing Newmark’s quarterly office market and submarket reports; researching and publishing vertical industry reports; and working closely with the firm’s brokers to attract new business and service existing clients. Alexandre’s work on presentations and client pitches contributes to the firm’s ongoing business development efforts. Her contributions have led to notable wins including tenant rep assignments for L Catterton, Vineyard Vines, Axiom, Littlejohn & Co., Lone Pine Capital and WR Berkley. Additionally, Alexandre has served efforts aided in the appointment of Newmark as exclusive agency representative for numerous prestigious landlords, including RXR, SL Green Realty, Building and Land Technology and Empire State Realty Trust. Alexandre is also responsible for managing NDX, the firm’s proprietary database, which includes building, lease and sales data for more than 600 properties totaling 70 million square feet.
Through her extensive relationships with outside brokers, researchers, and landlords, Alexandre is able to keep a competitive edge that benefits not only Newmark but also clients and the real estate community at large. Her market stats and analyses are frequently cited in trade and local publications and newspapers and are used by Newmark executives who are panelists or keynote spokespersons at trade events sponsored by BOMA, REFA, NAIOP, ULI and others. The city of Stamford’s Department of Economic Development often relies on Alexandre’s market intelligence for its own reporting requirements and business development efforts. In 2017, Alexandre was part of the team that worked on the state of Connecticut’s bid for the Amazon HQ2 project.
Prior to joining Newmark, Alexandre worked as a research associate for Cushman & Wakefield of Connecticut, Inc. in Stamford. In 2005, her work ethic and quality of service earned her recognition as the Cushman & Wakefield Research Employee of the Year for the Tristate area.
Alexandre is an active member of NAIOP, the commercial real estate development association serving the local market. In 2019, she was honored at the annual NAIOP Night of the Stars Gala with the Developing Leader award. Previously, Alexandre was a member of the United Way of Westchester and Putnam, where she was involved in recruiting new members, volunteers and donors.
In 2018, Alexandre was honored with Fairfield County’s “Forty Under Forty” award for her outstanding contribution to the real estate industry and her personal commitment to charitable efforts.
Education
Alexandre holds a Bachelor of Arts degree in business administration with a concentration in international business and language from Andrews University.
