Kevin Barry is an experienced Senior Financial Analyst with a top producing, tenant representation team at Newmark, working directly with one of the firm’s vice chairman. The team provides strategic real estate portfolio and transaction services to some of the firm’s most important corporate and law firm clients. Kevin applies his extensive finance and analytical skills to create specialized financial analyses that support each client’s business objectives and strategic real estate decision-making. Beginning with generic scenario analysis to assess the viability of a possible project through a project’s detailed proposal comparison, Kevin employs Net Present Value (NPV) cash flow and earnings-impact analyses, customized for each client, to provide clients with the quantitative information necessary to allow them to make fully informed real estate decisions. Kevin also utilizes other finance-related modeling tools, such as Effective Net Rent (ENR), breakeven analysis, and mortgage analytics, to evaluate leasing proposals from the landlord’s perspective, which helps to identify important tenant leverage. Kevin provides alternatives analysis for the team’s global portfolio clients, factoring in exchange rates and other market peculiarities, crucial to understanding the full impact of any real estate decision. For the other crucial leasing terms, such as geographic benefits for commuting patterns, flexibility and identity rights, and building amenities important for retention and recruiting, Kevin provides detailed qualitative alternatives assessments for the team’s clients to numerically weigh the other factors important to any leasing decision.
Kevin provides extensive market research, identifying not only the specific available real estate alternatives, but also the economic and real estate forces and dynamics, which directly affect the client’s real estate opportunities and decision-making in any given market. Kevin’s building research covers tenant occupancies, space availability (including shadow space and possible future availabilities), rental terms, the parties involved (equity and debt), and all facts on the building, including any renovations (past and planned), size of the building and its floors, parking and other building amenities.
Kevin assists in the development of real estate portfolio assessments that support clients’ strategic planning. By analyzing market conditions, evaluating space utilization metrics, comparing current rents to market, and identifying key upcoming lease dates, these assessments help establish portfolio strategic planning that, in combination with strategic transaction execution, ultimately aligns the clients’ real estate portfolio with its overall business objectives.
Kevin has worked with a wide variety of the team’s clients such as GATX Corporation, McDermott Will & Emery, Seyfarth Shaw LLP, and ThyssenKrupp, among others, in markets across the U.S., Europe, and Asia.
Kevin began his career in real estate advisory services in 2012. Prior to Newmark, Kevin was a Financial and Market Analyst at Mohr Partners where he was selected by one of the firm’s office managing partners to provide various tenant-based real estate financial analysis and market research. Prior to that, he was with Third Millennium Trading, LLC (TMT) as an Associate Derivatives Analyst. Working on a proprietary options trading desk with a portfolio market capitalization in excess of $500 million, Kevin was responsible for managing equity option risk, identifying potential trading opportunities, and analyzing pertinent market information during his three years at TMT.
Education
Kevin graduated from the University of Illinois at Urbana-Champaign in 2008 with a B.S. in Finance. He is a licensed real estate broker in the state of Illinois.
