Matthew Cullison is an Executive Managing Director in Newmark’s Philadelphia office, leading debt origination and structured finance for multifamily and commercial assets. With expertise in both the private and institutional space, Matt has experience across the capital spectrum.
Cullison and his Philadelphia-based capital markets group of seven dedicated financing specialists pride themselves on their long-term relationships. They offer clients expertise across a diverse capital base, including life companies, Freddie Mac, Fannie Mae, regional and national banks, CMBS, and fund investors. Over the course of his 19-year career, he has originated more than $3 billion in loans in markets across the county, spanning multifamily, office, mixed-use, and retail properties.
As a longtime resident of Center City Philadelphia, Cullison has developed a deep understanding of the Philadelphia central business district and its surrounding neighborhoods, becoming a highly sought-after resource for financing city properties. Cullison has successfully financed several complex transactions featuring condominium structures, historic tax credits, tax abatements, regulatory agreements, and pre-stabilized occupancies. Working closely with Newmark Investment Sales, leasing, property management, and valuation advisory teams, he lends his expert knowledge to all investor service lines.
Before joining Newmark, Cullison spent the first 14 years of his career at Berkadia. He is an avid angler, world traveler, and volunteer outside the office – recently providing humanitarian assistance to refugees in the Ukraine/Russian conflict.
Affiliations
Cullison has served on the board of directors for the Breathing Room Foundation, based in Jenkintown, Pennsylvania, for over ten years. The Breathing Room serves families in the Philadelphia area affected by cancer by providing individualized care and support by addressing their most critical needs, including meals, financial assistance, transportation, and support around the holidays. Each December, Cullison, and the Philadelphia office sponsor several families by providing their holiday gifts.
Education
Cullison graduated from Gettysburg College in 2004 with a Bachelor of Business Administration degree in management and economics.
