Tom Heacox serves as an Executive Managing Director in the Technology and Innovation Practice Group (North America) in the Sacramento and Roseville office of Newmark. An office specialist in the Sacramento metropolitan area for 36 years, Heacox brings a high level of energy and experience to every assignment. Tom joined Newmark in 1989 and has since completed over 1,150 lease and sale transactions totaling over 14.5 million square feet with a value in excess of $2.6 billion. Recent transactions included the sale of Downtown Plaza, redevelopment of a 700,000-square-foot office and retail mall in the Central Business District, which is now DOCO that includes the Kings Arena and the Sawyer Hotel, completed a multi-phase 325,000-square-foot build-to-suit for the California State offices of the California Department of Corrections and Rehabilitation, and the sale of 400,000 square feet of office buildings occupied by the California Department of Transportation.
Heacox recently received the Russ Thompson Award, the highest honor bestowed by Newmark, in recognition of his leadership and consistent success in pursuit of the firm’s best practices. From 2000 through 2016, he was nominated annually for the Association of Commercial Real Estate’s (ACRE’s) Broker of the Year award, and he was named Office Broker of the Year in 2013.
Additionally, Heacox was a guest panel speaker at both the Sacramento Association of REALTORS® 2013 and 2014 and ACRE’s 2014 mid-year market update. As a guest panel speaker for NAIOP, he presented the 1998 recap and 1999 projections for the office and high-tech sectors of the Sacramento regional marketplace and recently a guest panelist at the Greater Sacramento Economic event in June of 2022 “Momentum Sacramento” presenting the dynamic growth of the technology sector and population growth 2019-2021.
Over the last three decades, Heacox has represented clients such as MLIC, KBS Investment, Pappas Investments, Twin Trees, Opus Development, Origin Materials, Macro Oceans, Aerojet/Gencorp Company, All-Data/AutoZone, Inc., Baxter Health Care, CNA Insurance, Coopers & Lybrand, Downey Brand, Monsanto Company, New York Life Insurance, TASQ Technologies, and The Gap and Williams Sonoma Internet Centers. His success in real estate stems from his ability to understand the many needs of his clients and his in-depth knowledge of market trends, costs of construction, contract negotiations, and the many complexities and processors associated with relocating a corporate facility.
